Use the Daniels letting service to take advantage of:
- The presentation of your property on high quality full colour information sheets complete with internal and external photographs.
- High profile internet marketing via rightmove.co.uk, primelocation.com, zoopla.co.uk, findaproperty.com, globrix.com and others giving a presence to your property that we believe is unrivalled in the area.
- Extensive colour advertising of your property in the local press and in our window displays.
- We largely communicate with prospective tenants via e-mail and telephone ensuring details are circulated without any delay.
- Arranging for Energy Performance Certificates
- Arranging appointments for prospective tenants to view your property and accompanying them if required.
- The obtaining of full references from a prospective tenant's employer, bank and previous landlords to ensure their reliability. Alternatively we will obtain financial reports if we agree to let a property to a company.
- We are able to guarantee landlord's rent (subject to status and conditions) with Homelet rent guarantee scheme if required. Please ask for further details.
- Advising Landlords on the latest gas, electrical and furnishing regulations.
- Preparing an Assured Shorthold Tenancy Agreement when a suitable tenant has been found.
- Arranging a professionally prepared inventory.
- Collecting the initial deposit and first month's rent from the tenants and arranging for subsequent standing order payments to be passed to your bankers directly from the tenants account on a monthly basis.
- Registering the deposit with the Tenancy Deposit Scheme.
- Arranging a meeting at the property with the new tenants at the commencement of the tenancy to agree the inventory and take meter readings. We contact the service providers and confirm meter readings, forwarding addresses and change of occupants.
- We carry out regular inspections to ensure the property is being well looked after.
- At the end of the tenancy, re-checking the inventory with the tenants to ensure that your property is left in the same condition as it was at commencement and arranging the subsequent return of the deposit.
If repair and maintenance work is required at any stage of the tenancy, or even when the property is vacant, we can arrange local tradesmen who will offer prompt and reliable service at competitive rates.
Fees and other financial considerations
Our fee for the entire letting service is just 12.5% + VAT of the total rent received.

At Daniels we have a long established Property Valuation and Sales Department. We also offer a Mortgage Service in association with a local firm of Mortgage Advisors. Ask for a personal quotation and this will be prepared for you without charge or obligation.

Daniels is situated on London Road, St Albans, just off the city centre. Our offices have a public car park close by.
We are open from 8.45 a.m. until 6.30 p.m. Monday to Friday (5.00 p.m. on Saturdays). We are however happy to arrange appointments outside these hours whenever necessary.

Residential lettings. Some financial facts from Daniels
Council Tax
For the duration of a tenancy payment of Council Tax is the responsibility of the tenants. As owner you should have no liability whilst the property remains occupied.
Utilities
All charges for electricity, gas, water and telephone are normally the responsibility of the tenants.
Mortgages
If a mortgage is secured on the property it will be necessary for you, as the owner, to obtain consent to the letting from your Lender. The Lender may make a small administration charge for granting this consent and may issue a list of letting conditions which you will need to comply with.
Buildings/contents insurance As the owner of a property which you are letting out it is essential that you notify your insurers that the property is to be let. This will ensure that the cover continues while tenants are in the property. If your insurer does not wish to continue cover during the letting then ask Daniels to advise you on the various policies available for landlords. We can even provide you with guaranteed rent (subject to tenant's status). Please contact us for further details. Tax liability The taxation of rental income is a subject best dealt with by a specialist. We strongly suggest you consult your professional adviser, accountant or local tax office. However we have included the following "ready reckoner" just for your guidance. |

It is the owner's responsibility to inform the Inland Revenue of rental income from property.
If you are going abroad particular rules apply to your tax situation. We will be happy to explain these to you in more detail. In this instance we are obliged to insist that, as the landlord, you employ the services of a UK Tax adviser and you must complete a Non-Resident Landlords form issued by the Inland Revenue.
